Jak to funguje?

Jednoduše. Turista, což je většinou majitel karavanu, obytného auta, nebo stanu, si přes naše stránky vyhledá, kam chce jet. Následně se mu zobrazí váš pozemek s nabídkou možností legálního přenocování. Vybere si termín a objedná si ubytování, stejně jako je tomu u hotelu či jiných “booking” služeb. Vám i turistovi přijde potvrzení na e-mail. Jakmile se pobyt zrealizuje, turistovi se odečte z platební karty příslušná částka, kterou Vám následně pošleme na zvolený bankovní účet, pouze si strhneme z částky 20% poplatek na provoz služby. Máte také on-line přístup do našeho systému a tak o všem přehled a vše pod kontrolou.

Také během této první “aktivační návštěvy” přespíme s naším testovacím karavanem, abychom váš pozemek pro naše zákazníky co nejlépe poznali a mohli doporučovat.

You don't have to worry about improper people getting onto your property. The clients of our service are decent people, often caravan lovers, who are already mentally mature (caravaning is not an inexpensive hobby), so they will not use your land for a technoparty and similar things. They are just running away from the hustle and bustle of campsites. Of course, people are different, so if you have a plot of land and you are afraid of any negative effects, you are always able to personally identify our clients and reject their accommodation on your property. In addition, we are preparing the evaluation of landlords and customers, so we can eliminate even more potential problems.

It depends on the popularity and quality of your offer. You set the prize yourself. It also depends on the capacity of your land (you must not make a camp of it). One caravan can get you, for example, 7–18 EUR (and much more in the exclusive places). Earnings will also be affected by the season, weather, holidays, weekends, etc. It is ideal if activities are available for your clients (cycling, hiking, castles, chateaus, skiing, bathing, activities for children, etc.) in the vicinity of your property. Try to be friendly to your clients, help them. It will get back to you with their satisfaction, longer stay, return and recommendations. Similarly to the previous question, it depends on many factors - the exclusivity of your site, the local competition (even in the form of campsites), the quality of your offer, the activities, facilities, your hospitality, and previous references. We recommend that you start at a lower price, which you may then increase regarding the occupancy. Upon property registration, you have the option of separately charging for the tent, caravan and the number of people. There is also our recommendation for each item. Usually we recommend a basic amount of around 8–18 EUR, plus fees for persons (e.e. 1 EUR).

We carefully select and consider, which properties we offer to our clients. When you sign up, you have the opportunity to define your land and its use exactly. The difference is whether you allow a tent or caravan on your land. Each of those has different requirements. In the case of a caravan, a proper driveway is necessary, which the ordinary passenger car can handle, and also the possibility to manipulate the caravan (caravan+car). Furthermore, it is necessary to have a part of a reinforced flat surface on the plot. There should be no greater source of noise or other harassment around the plot. It is good to clearly reserve a place for our clients. The better your plot, the more popular it will become and the more you can charge, for example if there is water, electricity, etc.

It would of course be great, and you can charge more for your property. However, if this option is not available on your land, it doesn't matter, and it can be solved in several ways:

1. Caravans have their own chemical toilet inside, so they don't need anything at all. The so-called cassette can last for about 3–5 days depending on the intensity of use. Usually, the guests won't stay longer. If they do, they must empty the cartridge. It is, of course, forbidden to dispose of thie waste on your land. Caravan owners know how to proceed, ie. they usually use a petrol station, for example.

2. If you allow tent accommodation, it would be convenient to instruct the guests (and specify this in the description) how to proceed. There are several choices. Examples:
- Arrange with a nearby restaurant (they will surely like to it, especially if they can get a potential customer)
- Talk to your neighbors
- Think of installing cheap and simple ecological toilets that do not need any water connection

You don't have to. You have the right to use and rent your land. Of course, in order to maintain good neighborly relations, we recommend that you inform your neighbors and assure them that they don't have to worry about the negative effects. Definitely, do not make a camp out of your land! Our service is intended for occasional gains. Everyone wants peace, so it is in everyone's interest to have only a limited number of people a day on the property. Before the journey, every tourist is informed about how to behave and what the are allowed to do. In addition, every user of our system is evaluated at the end of the stay. So, thanks to that, most people are very decent and quiet. That is why they are also seeking our service to escape the noise and chaos of campsites. You can also set many restrictions yourself (e.g. dog yes / no, fire ban, departure and arrival time, etc.). It is always about people and about mutual respect.

No, you don't. Renting of estates, flats, land and non-residential premises is not subject to Trades Licensing Act. In order to provide accommodation, it is assumed that the lessor has to provide the tenant with various other services, such as cleaning, board or bed linen.

For the purpose of temporary accommodation of people in tents or caravans, the rental of land will not impose an obligation to pay a fee from the accommodation capacity, as this only applies to facilities for temporary accommodation for a fee. This fee is payable by the landlord from each bed. In case of accommodation in tents or caravans, it is not possible to pay for beds.

Most incomes are subject to tax. If you are not an entrepreneur, you submit a tax return every year (or your employer does it for you), which includes all your earnings. What matters is your total income. Please consult this with your accountant or the person who processes your taxes. It is possible that, after offsetting statutory tax rebates, your tax liability will be zero.

No need. Everything is processed on-line during the booking. The Lease Contract, which will be automatically received as soon as the reservation is confirmed, serves as the bill.

Gray water is formed, similarly to any household, for example by a shower or washing hands or dishes. The so-called gray water is therefore usually harmless water that the caravan discharges at the bottom into the water tank. Some caravans have an integrated tray (so you don't know it), others have a portable container, someone just puts a bucket under the caravan. In any case, nothing should leak from the caravan onto your property. Most decent caravans know this and will not allow it. However, the tank will be filled with water very soon and where to with it? This is solved by every caravan driver and in order to choose your land, he needs his help in this. The best solution is if you have a canal or waste on the plot. If this is not possible, you can either prohibit the spillage of gray water on and around your property or allow it under certain conditions.

Usually no one uses any aggressive chemicals in the caravan, but on the contrary, so-called ecological means, gray water is harmless to nature and your land. What is the difference between washing a garden hose outside or in a caravan in the shower? It's the same water. You can therefore allow gray water to be discharged somewhere on the edge of the plot, eg to a bush, etc. However, it is always necessary to clearly inform the caravans that they are not allowed to use any chemicals, only eco-detergents.

If you do not have the option of waste and you do not want to allow pouring on your land, it is good to inform the caravan where where it is possible to pour this water (eg the nearest canal, etc.) or. the caravan must take it with him (if he only goes for about 2 days, the magazine is usually enough for him).

So in the setting of your land for the item gray water, please describe in text how you solve this problem on your land, e.g.
  • gray water waste provided on the plot (description of where to find a place for waste pouring on the plot)
  • after agreement it is possible to pour on the land (only in case of using ecological means)
  • no waste, pouring is forbidden - must be taken with you
  • the nearest channel is xx meters, etc.

Again, the better you describe your property, the better your guests will feel and motivated to come to you. Therefore, do not forget to fill in the Gray water option.

Each caravan is equipped with a chemical toilet. Thanks to this comfort, the caravans are very independent and do not need any toilet on your property, thus contributing to maintaining cleanliness. The chemical toilet is equipped with a so-called removable cartridge, which contains chemicals that help break down the contents and at the same time prevent odors. Depending on the intensity of use, the number of people and the size of this cartridge, the frequency of the need to empty this cartridge depends. Some people need 2 days, some up to a week. Such an average is around 3 days. If you want to get more customers, it's great if you can help with this caravan site as well. It is best if you have a so-called sink on the plot or around the house. It is good for the sink to have a source of water with a hose. And so it was possible to rinse this cartridge with water after spilling the toilet.

No caravan dare to pour the toilet on the plot! Only the biggest pig will do that and not a real caravan. In any case, it is very important for the caravan to know in advance what can and must not be with your chemical toilet. By giving him this information, he can prepare for it in advance.

  • chemical toilet can be poured on the toilet in the house
  • there is no possibility to pour out the chemical toilet
  • possibilities of pouring toilets in the area (we highly recommend, take the work and try to find possibilities of pouring toilets in the area, eg petrol stations, etc. and describe this, you will help your guests very much)

People have the opportunity to send the owners additional questions about the land. If it is only a question of information that is missing in the description of the land, all you have to do is send the interested party a message with the required information, or you can add this information to the description of the land.

However, if the applicant asks about the possibility of using the land or services beyond the normal offer (eg the applicant wants to come in a higher number than the capacity of the land) you have the option to adjust the price to cover the requirements of the applicant. It is up to you whether you agree to the request or not.

It is possible not only to increase the price, but also to decrease it, eg if the guest would be interested in a longer-term rental with a more advantageous price.
